Moorfoot Court Cottages are two beautifully decorated self-catering cottages that sit across each other, sharing an ample courtyard space. The layout of the two cottages makes Moorfoot Court Cottages ideal for two families to holiday together while maintaining an element of privacy or perhaps a group of friends or walkers.

Situated in the small village of Clifton (which is a 5-minute drive from Penrith), you're close to Lake District National Park and popular towns, including Keswick and Pooley Bridge, as well as the Yorkshire Dales National. Both are hugely popular for their dramatic scenery and fabulous walks.

Rose Barn - Sleeps six.

A stylish, luxury cottage is located on a 17th Century Farmstead within a private courtyard. The property's recent, high-standard renovation perfectly combines period charm with contemporary open-plan living.

Enter Rose Barn and take your breath away by its light, bright space, and decor. The open-plan design makes for an ideal place for a get-together of friends and families, and there is plenty of space for everyone. The kitchen/dining space comfortably seats six and is perfect for a catch-up around the dining table. At the same time, the chef of your group cooks a tasty meal in the fabulously appointed kitchen with all the mod cons you could need during your stay, including a dishwasher.

The cosy living area offers a seat for everyone and a flame-effect electric fire perfect for putting your feet up to enjoy a relaxing evening catching up on your shows on the wall-mounted smart TV. You will find a convenient utility room with a washer and dryer from the living space, perfect for those longer stays or after those long days of exploring on foot or bike. Plastic glassware is also provided for taking a 'glass' of bubbles into the bubbles of your hot tub outside! There is a lovely outdoor space for the whole group to enjoy al-fresco dining or a BBQ on a beautiful day.

Head to the first floor via the U-shaped staircase, a gorgeous key feature of the property, onto the large landing area at the top that gives guests a magnificent view of the large barn window and an opportunity to reflect on the property's historical function.

The three comfortable bedrooms provide a great night's sleep and have been decorated with style and care, with Velux-style windows flooding the rooms with light. The bathroom has a modern suite that provides all you could need for a pamper and a soak after a day's adventure. The soft furnishings have been chosen carefully, with the bedding and towels from Bedeck, providing you with a real sense of style and comfort during your stay.

The Welcome to Rose Barn Handbook provides guests with all the information they need to feel right at home, and a welcome pack is provided to guests with luxury tea bags, coffee, sugar, milk & butter, homemade jam, home baking and a loaf of bread.

Lilac Barn - Sleeps four.

Lilac Barn is a fabulous ground-floor barn conversion located within a private gravel courtyard on a 17th Century Farmstead. It has been recently renovated to a beautifully high standard and is an ideal base from which to explore the Lake District and Eden Valley with family or friends.

It is easy to see that Lilac Barn has been thoughtfully designed with its guests in mind, from the welcome packs for guests (including the 4-legged variety) to its stylishly seamless accessibility features. It is wheelchair accessible throughout with wide doors and low switches and has been decorated with gorgeous antiques and pieces that have been so lovingly restored.

The open-plan living and kitchen area is a great communal space. The kitchen has modern appliances that include a washing machine /dryer, a dishwasher, an oven & hob, and plenty of storage.

A four-seat dining table sits in the middle of the open-plan space. The adjacent living area provides two two-seat sofas, and the beautifully luxurious curtains along with a cosy cast iron electric stove give the feeling of a lovely and warm 'country cottage' experience.

A wide hallway takes you to the two bedrooms, one of which is en-suite, both beautifully decorated with fresh sage and grey tones and adorned complimentary decor, including lovingly restored wardrobes and beds. At the end of the hallway, you will find the sizeable wet room that has been amazingly designed to have discreet yet practical support/grab rails and a seat that blends in with the rest of the room's modern aesthetic. The soft furnishings have been chosen carefully, with the bedding and towels from Bedeck, providing you with a real sense of style and comfort during your stay.

The Welcome to Lilac Barn Handbook provides guests with all the information they need to feel right at home, and a welcome pack is provided to guests with luxury tea bags, coffee, sugar, milk & butter, homemade jam, home baking and a loaf of bread. A welcome pack is also provided for any dogs staying with you, with a dog towel, metal dog bowl and a few treats for our four-legged visitors!

Please note that the height of the work surface is not adjustable.
  • Dining space with table and chairs suitable for four people.
  • The living area has two large two-seater sofas, board games, a nest of coffee tables, a Smart 50" 4k TV, cast iron electric stove.
  • Bedroom one has been decorated with wheelchair users in mind, with plenty of space around the double bed, wardrobe (this is where you will find the ironing board and iron), set of drawers, and bedside tables.
  • Bedroom two has a restored French oak double bed and ample wardrobe space—a set of drawers and a bedside table with a lamp. The hairdryer is stored in the set of drawers—and en-suite with a loo, basin, and small heated towel rail.
  • Main bathroom/wetroom with modern, versatile and discrete handrails and shower seats, efficient shower, large sink with easy use tap for those with grip/mobility issues, loo, and a shaver socket and large ladder radiator
  • All doorways and hallways (excluding the en-suite bathroom) are a minimum of 35in / 89cm wide.

  • Open plan kitchen/dining with comfortable seating for six adults and easy access to the modern kitchen appliances
  • The living area has a wall-mounted 43" Smart TV, a three-seater sofa, two large armchairs, a large matching leather footrest, modern flame effect electric fire and warm country tartan curtains.
  • Cloakroom and Utility area with a washing machine and separate condenser tumble dryer, cleaning cupboard for guests to access, where you will also find a sun parasol, iron and ironing board, cordless vacuum cleaner and also a free large, party size barbecue alongside cooking tools and plastic glassware for use outside

First Floor
  • The main bathroom has a bath with shower over, heated towel rail, loo, and basin.
  • The double bedroom contains a bedside table, a large set of 4 drawers and space for hanging clothes.
  • Single / Twin Room with a single bed and an optional pull-out trundle bed (this can be kept at a low height for young children or raised onto legs to the same height as the single), a corner wardrobe, a bedside table and a mirror.
  • The main bedroom contains a king-sized bed, built-in wardrobe, freestanding dressing table with mirror, two bedside tables with USB charge station, and two chairs. The owner can also place the single trundle bed in this bedroom, if preferred, to make a family bedroom for three.

  • Dogs: Up to 2 well-behaved dogs are welcome at Lilac Barn only. A one-off price of £20 applies. Guests must keep dogs on a lead due to the road's proximity. Dogs are not permitted in Rose Barn.
  • Children / Infants: Both properties are suitable for children. However, the owner doesn't provide travel cots or high chairs, so please bring these with you if required.
  • Garden Space: Rose Barn has a lovely rear garden with a BBQ area, seating and a hot tub. Lilac Barn also benefits from outdoor picnic bench seating at the front of the property plus a lockable shed, ideal for equipment or bikes.
  • There is second-floor accommodation above Lilac Barn occupied by a resident. The owners also live on the farmstead.
  • While Lilac Barn is suitable for wheelchairs, Rose Barn isn't wheelchair friendly.

About the location

  • The award-winning George and Dragon gastropub is just 2 min walk away.
  • There is a designated dog walk area in the village just a couple of minutes' walk from the property, and there are many walking routes in the area to suit all ages and abilities.
  • The popular visitor attraction, Lowther Castle, is just a 5 min drive away, as is Askham Hall and the Lakeland Birds of Prey Centre. The famous market town of Penrith is also just a 5 min drive Northwards.
  • Both the Owners and the Herdwick team believe that Ullswater is the Cumbrian Lakes' most impressive. Guests are lucky that it is just a very short drive away! Ullswater also offers boat tours, Aira Force waterfall, and stunning walks for all abilities nearby.
  • The Rheged Visitors Centre on the outskirts of the Penrith, just off the A66, is a favourite with visitors, providing all-weather activities and entertainment for all ages.
  • Guests wishing to venture into the National Park can reach Keswick in 25 minutes. The Eden Valley features some beautiful hidden gems such as the picturesque villages of Morland, Crosby Ravensworth & Dufton.
  • The train routes from Penrith are regular and varied. However, the Settle to Carlisle railway is only 10 mins away in Langwathby. Train journeys are a great way to see some fantastic countryside views!
