Set on the second floor of the Ullswater Wing at Whitbarrow Holiday Village — reached by lift or stairs — this well-appointed retreat sleeps four in comfort, and pairs the independence of self-catering with the welcome luxury of an on-site pool, restaurant and bar just moments from your door.

The heart of the apartment is its open-plan living, dining and kitchen space, where double French doors open onto a private balcony. It is a view that rewards lingering: a patchwork of working farms rolling away to the east, with the long blue line of the Pennines rising on the horizon on a clear day. Settle into the sofa with the day's walking boots kicked off, or take breakfast outside in the morning sun before setting off for the fells.

Upstairs, the entire first floor is given over to sleeping accommodation — a king-size double with its own Freesat TV, alongside twin beds, all beneath three Velux roof windows that flood the space with daylight and let in the cool night air. Blinds pull down for a proper lie-in after a long day on the hills.

Beyond the apartment, Whitbarrow's leisure facilities are yours to enjoy: a heated indoor pool and children's pool, jacuzzi, sauna, steam room and a small gym, all housed within the same building. There's crazy golf and outdoor chess for lazy afternoons, and a genuinely good restaurant and bar for the evenings you'd rather not cook. Ground Floor (carpet throughout, with wood laminate to the kitchen area)
  • Kitchen: Sink with mixer tap, undercounter dishwasher, fridge with freezer box, two-plate ceramic hob, microwave, toaster and kettle (please note: no oven). Ample cupboard storage with pots, pans, crockery and utensils provided.
  • Living / Dining Area: Three-seat sofa and separate armchair, glass coffee table and side tables, LG Freesat TV with Bose DVD player and sound system. Four-seat glass dining table with matching chairs.
  • Balcony: Accessed through double French doors, with outdoor table and chairs and far-reaching views over surrounding farmland to the Pennines.
  • Bathroom: Fully tiled, with bath and mains-plumbed shower over, glass shower screen, twin basins, electric shaver socket, WC and heated towel rail.
First Floor (reached via three carpeted steps to a landing, a 90-degree turn, then ten further carpeted steps; secure handrail to one side)
  • Bedroom 1 (Double): King-size bed with matching bedside tables and lamps, Freesat TV, chest of drawers and wardrobe. Dual-aspect Velux roof windows with pull-down blinds.
  • Bedroom 2 (Twin): Two single beds sharing a bedside table and lamp, chest of drawers and wardrobe. Velux roof window with pull-down blind.
  • Note the first floor is open plan – there is not a door bedroon the bedroom areas.
  • Reception hours: Open 08:00 to 20:00. Guests are asked to arrive before 20:00.
  • Parking: Free on-site parking. Guests may pull up at reception to load and unload luggage before parking in the main car park. Disabled parking is available at the building entrance.
  • EV charging: Four spaces near reception, available on a first-come basis. Charges apply and are paid via an app.
  • Access: The apartment is on the second floor, reached by stairs or lift. Internal stairs connect the two floors of the apartment, with a handrail to one side. Disabled parking at the building entrance.
  • Dogs: Dogs are not permitted anywhere on site. Assistance dogs are welcome. Border Kennels at Berrier offers boarding nearby.
  • Apartment Entertainment: Both TV’s in the apartment provide terrestrial TV channels only. They are not smart TVs. Both have HDMI ports if required. The living room TV has a DVD player.
  • Smoking: Not permitted inside the apartment or on the balcony/patio area. BBQs and fire pits are prohibited.
  • Infants: Neither a travel cot, high chair, nor stair gate is available. Please bring these items with you if required.
  • Bar & Restaurant: Open 14:00 to 22:00, with food served 16:00 to 20:00. Closed Wednesdays and Thursdays. Sunday hours are 12:00 to 21:00.
  • Leisure facilities: The swimming pool, children's pool, jacuzzi, sauna and steam room are in a communal area within the same building as the apartment. Towels are provided free of charge at reception.
    • Booking required: To prevent overcrowding, leisure facilities must be booked in advance at reception.
    • Pool and spa hours: 08:00 to 19:45 daily, with an adults-only swim session from 19:00 to 19:45.
    • Safety: There is no lifeguard on duty, and swimming alone is not permitted. Use of the jacuzzi, sauna and steam room is restricted to over-16s.
    • Gym: Open the same hours as the pool. Users must be over 16 years old.
  • Activities: Crazy golf is available on site, with balls and clubs loaned from reception, plus outdoor chess.
  • Noise: Please keep noise to a minimum after 23:00. The site is vehicle-free, including cycles after 23:00. Only service vehicles are permitted beyond the car park.
  • On-site facilities disclaimer: All facilities and amenities outside the apartment are provided and managed by the Holiday Park. Neither the agent nor the owner has any control over the availability or provision of these facilities and cannot be held liable for any failure in their provision. Any issues encountered while using the facilities should be raised with the reception team. Any problems inside the apartment should be reported to Herdwick Cottages.

About the location

Berrier is a small, unhurried village on the northern edge of the Lake District National Park, set among rolling farmland and open fell country just off the A66. It occupies an enviable position — genuinely central for the northern Lakes, yet far enough from the honeypots to feel peaceful. Penrith lies roughly fifteen minutes away by car, Keswick around twenty, and the shores of Ullswater about the same. For guests who want to see a great deal of the Lake District in a single week, few bases are better placed.

The walking on the doorstep is superb. Blencathra, with its dramatic Sharp Edge ridge, is one of the finest fells in the National Park and easily reached from here. Travelling west towards Keswick, the Newlands range rises in the distance, while further on towards Cockermouth you'll find mighty Skiddaw and the tranquil expanse of Bassenthwaite Lake. The Helvellyn range is comfortably within reach by car via Troutbeck and Ullswater. Closer to home, quiet lanes and bridleways make for excellent cycling and horse riding, and Ullswater itself offers steamer cruises, sailing and the celebrated Ullswater Way lakeside path.

Just opposite the A66 you'll find Base Camp farm shop — well worth a visit for local produce, hearty breakfasts and lunches, and the small pleasure of watching the llamas graze in the neighbouring fields. Beyond that, the market towns and villages of the northern Lakes offer everything from independent shops and galleries to traditional inns serving Cumbrian ales. A bus service is available around a twenty-five minute walk from the site, but this location is best suited to guests travelling by car. Whether you're planning an action-packed week of summits and water sports or a slower stay of gentle strolls and long lunches, Berrier makes an ideal starting point.
