Tucked into the quiet hamlet of Leasgill, on the fringes of the Lake District National Park, West View is a beautifully refurbished two-bedroom end-of-terrace house offering a light, bright and thoroughly modern base for up to four guests and two well-behaved dogs. Every corner of the house has been finished with care, from the engineered oak flooring that runs throughout the ground floor to the carefully chosen furnishings that give the whole property a warm, contemporary feel without losing any of its cottage charm.

This is a home built for slowing down. On quieter days, settle into the living room sofa, light the wood-burning stove in its original fireplace, and lose an evening to a box set on the wall-mounted Smart TV. When the weather turns kind, the terraced garden comes into its own — a secluded, fully enclosed suntrap reached via a flight of slate steps, with established borders, a table and chairs for al fresco dining, and a secluded wooden bench tucked among the flower beds for a quiet coffee away from it all.

West View suits couples and families with older children particularly well, and its central Cumbrian location makes it an outstanding base for exploring both the Lakes and the coast without ever feeling like you're far from home comforts. Whether you're after fell walks, historic houses, wildlife encounters or a lazy cruise on Windermere, this little corner of South Lakeland puts it all within easy reach — and with a bus stop right across the road, you don't even need to get the car out to do it.

Ground Floor:
  • Entrance Hall: Tiled flooring leading into the internal hallway, which has an engineered oak wood floor and gives access to the kitchen, dining room, living room, shower room and the stairs to the first floor.
  • Kitchen: Patterned tiled flooring, separated from the dining area by a breakfast counter. Comprises an integrated fridge, freezer and dishwasher, Belfast sink, induction hob and oven, Bosch Tassimo coffee machine with milk frother, microwave, toaster, kettle and a wireless phone charger. Cupboards are well stocked with glassware, crockery, cutlery, pots and pans. Views to the rear of the property, with one step up from the dining area.
  • Dining Area: Oak flooring, with a central dining table and four matching chairs, plus two armchairs in front of the decorative feature fireplace. A selection of board games is provided, along with local attraction brochures. Views to the front of the property.
  • Living Room: Continuation of the oak flooring, with a three-seater sofa, an armchair, a wood-burning stove set into the original fireplace, and a wall-mounted 40" LG Smart TV. Views to the front of the property.
  • Shower Room: Split-level, with a corner shower cubicle and WC up two steps from the lower level, where the wash basin is located. Heated towel rail.
  • Utility Cupboard (under stairs): Bosch washing machine, iron, small ironing board and a clothes airer.
First Floor (accessed via 4 carpeted steps with no handrail to a wide mid-landing, then a further 9 carpeted steps with a handrail to one side):
  • Bedroom 1: King-size double bed with matching bedside tables and lamps, fitted wardrobes, wall-mounted 32" Smart TV, and a dressing table with mirror. View to the front of the property.
  • Bedroom 2: Twin room with two 2'6" wide (approx. 76cm) single beds sharing a bedside table and lamp, a chest of drawers, and a vaulted ceiling. Views to the rear.
Outside:
  • Parking: Gravel parking area to the side of the house for one car.
  • Garden: A terraced garden accessed by 12 slate steps with a handrail to one side. A lovely, established space with mature borders, shrubs and plants, an outdoor table and chairs, and a separate wooden bench tucked away through the flower beds. Fully enclosed and secure for dogs.
  • Check-in from 15:00 and departure by 10:00.
  • Parking: gravel parking for one car only; additional unrestricted street parking is available.
  • Two small-to-medium dogs are welcome free of charge, with a dog bowl, bed, treats and waste bags provided. Dogs are permitted upstairs but must not be allowed on the beds and must never be left unattended at the property under any circumstances. The terraced garden is fully enclosed and secure.
  • WiFi/Mobile: B4RN fibre broadband serves the property, with speeds of around 300Mbps. Mobile signal is generally excellent in the area, but can be limited indoors due to the thickness of the walls.
  • Bed linen, towels, one bathrobe and all services are included in the rental price.
  • A complimentary starter supply of wood, kindling and firelighters is provided for the log burner, along with a welcome pack of Tassimo coffee pods, tea, instant coffee, a pint of semi-skimmed milk, dishwasher tablets, biological washing machine pods and cleaning products.
  • There is no terrestrial TV service at the property; channels are accessed via smart TV apps such as iPlayer and ITVX. Guests will need their own login details for any paid streaming services, such as Netflix or Amazon Prime.
  • The garden is accessed via 12 slate steps (each approximately 20cm high). For this reason, we don't recommend West View for children under 5 or for guests with limited mobility.
  • Babies-in-arms are welcome, but please note that a travel cot, highchair and stair gate are not provided.
  • Charging of electric vehicles is not permitted from any electrical socket in the house.
  • Smoking, including e-cigarettes and vaping, is not permitted indoors.
  • £150 security deposit required, pre-authorised against a credit or debit card prior to arrival.

About the location

Leasgill sits right on the fringe of the Lake District National Park, surrounded by picturesque farmland and quintessential Cumbrian scenery, with the Kent estuary and the Arnside & Silverdale Area of Outstanding Natural Beauty just a short distance away. It's a peaceful, unassuming spot to base yourself, yet it's perfectly placed for reaching both the fells and the coast — the pretty seaside villages of Arnside and Silverdale are both within easy driving distance, ideal for a bracing walk along the promenade or a spot of bird-watching over Morecambe Bay.

History and wildlife lovers are particularly well served here. Levens Hall and Deer Park, with its extraordinary 17th-century topiary gardens and riverside walks, is within walking distance of the house, while Sizergh Castle and Garden, a National Trust property with its own deer park and fell walks, and the family-favourite Lakeland Wildlife Oasis are both a short drive away. A little further afield near Carnforth, Leighton Hall offers another fascinating slice of Lakeland heritage set against a beautiful backdrop of the Lakeland fells.

For the wider Lakes, Newby Bridge at the southern tip of Windermere is a short drive away, where you can visit the Lakes Aquarium or hop aboard a Windermere Cruise north to Bowness, Brockhole Visitor Centre or Ambleside. For extra convenience, the bus stop is directly across the road from the house, served by the hourly Stagecoach 555 route running from Lancaster through Kendal and on through the Lakes to Keswick — with dogs welcome on board too, it's an easy, car-free way to reach Windermere, Ambleside or Keswick for the day.
