No 1 Peggies Barn is a fabulous three-bedroom stone-built barn conversion situated in the picturesque Lyvennet Valley, just 1.5 miles from both Maulds Meaburn and Kings Meaburn, 13 miles from Penrith and 10 miles from Appleby, with wonderful views of open farmland and grazing livestock.

Originally a Westmorland stone barn, the building has been sympathetically converted while still gaining many of the original features, including original wood beams and exposed stone walls, and now spans two floors, the ground floor comparing the grand double-height entrance hallway that leads off to the open plan kitchen, which is very well equipped, the living and dining area, a spectacular space for all the family to enjoy whether relaxing on the comfy sofas or sitting around the dining table for a meal. On warmer days, open the patio doors, expanding the space to the patio, complete with outdoor garden furniture. However, the large wood-burning fire will keep you all toasty warm even on chilly days.

Also on the ground floor is the utility room with a washing machine and cupboard storage, a WC and the first of three bedrooms, a double with en suite shower room comprising a walk-in shower, toilet and basin; this room is ideal for guests with limited mobility.

Upstairs (13 steps) is bedroom 2, a king-size double with en suite shower facilities and bedroom 3, the largest bedroom with a king-size double bed, wall-mounted Freeview TV and en suite facilities comparing a shower, bathtub, basin and toilet. The upstairs hallway provides additional cupboard storage if required.

Parking is available for up to two cars on the gravel driveway.

No 1 sits next door to No 2 Peggies Barn, an equally lovely property with one bedroom comprising a zip & link double bed that can be rented with No 1 if needed to extend occupancy to eight guests, but please note that while there is sufficient crockery, cutlery etc. in No 1, the dining table seat only six guests.

Ground Floor:

  • Open Plan Living Room / Dining & Kitchen -
    • Living room - Two three-seat sofas, two armchairs, a large Smart TV with streaming apps (own account required) and SKY TV (basic package), a coffee table, and the lovely wood-burning fire on a stone hearth.
    • Dining Room - Six-seat dining table under the vaulted ceiling with a roof window. Alongside the dining table are the French patio doors.
    • Kitchen - Two integrated NEFF electric ovens and an induction hob with extractor unit, fridge & freezer, dishwasher, slow cooker, microwave, toaster, kettle, Nespresso Magimix coffee machine (pods), quality kitchen knives and plenty of cupboard storage.
  • Bedroom One - Standard double bed, bedside tables, built-in dressing table and wardrobe. En-suite Shower Room with floor-level walk-in shower, toilet, basin, a large shower cubicle, and heated towel rail.
First Floor: 13 Steps with secure handrail.
  • Landing - Carpeted with original, exposed beams, roof windows and cupboard storage.
  • Bedroom two - Carpeted with a king-size double bed, bedside tables, exposed wooden beams, partially exposed stone walls, roof window, electric radiator and a built-in dressing table. The en-suite shower room comprises a toilet, basin, shower, roof window and a heated towel rail.
  • Bedroom three - Large carpeted bedroom with a king-size double bed, bedside tables, roof window, built-in dressing table and wardrobe, and a wall-mounted Freeview TV and the gable end wall still displaying the original barn ventilation slits, providing glimpses of the farmland outside. The en-suite bathroom comprises a toilet, basin, panelled bath, walk-in shower, roof window and a heated towel rail.
Outside:
  • Gravel driveway with parking for two cars leading to the paved terrace and lawned garden. Steps and a separate gentle-gradient pathway lead to the front door.
  • Paved patio to the front of the property with stunning views over the valley, farmland, and the tree plantation opposite. It's a haven for wildlife of all types.
  • 1x Dog is permitted. Additional dogs may be accommodated by prior arrangement, subject to their breed and size. 
    • Dogs must not be left unattended at the property.
    • The garden is not fully enclosed.
    • Dogs must not be permitted on the furniture of beds.
  • Bed linen, towels, services, and guest consumables are provided, usually sufficient for the first night.
  • A complimentary starter supply of wood, firelighters, and matches is provided for guests staying in the months of September to April, inclusive. This is usually sufficient for the first night. Contact details will be provided in your pre-arrival information for a local supplier should you wish to purchase more. 
  • All three beds are fixed doubles; they cannot be split into twin beds.
  • Mobile signal is limited in the valley; however, there is WiFi, and a landline telephone is provided for emergency calls only.
  • Parking for two cars.
  • Travel cot, high chair and stair gates are not provided. Please bring these items with you if required.
  • Electric radiators throughout. 
  • NOTE: There is an unfenced 4ft drop from the edge of the garden area. Guests should take care, and children must be supervised.
  • NOTE: No 2 Peggies Barn, next door, can be rented alongside No 1, but it is also rented out separately; as such, the gravel driveway is shared with the next-door guests when occupied.
