Tucked into the fringes of the enchanting market town of Kirkby Lonsdale, Corn Meadow is a beautifully appointed cottage within The Meadows, a peaceful development of just 21 semi-detached and linked properties built on the former grounds of Whoop Hall. South or west-facing, the cottage is flooded with natural light and offers a warm, relaxing base for two, whatever the season.

The ground floor is a lovely open-plan space, where kitchen, living and dining areas flow together across tiled floors warmed by underfloor heating. Floor-to-ceiling windows frame garden views out towards rolling farmland and the distant Lakeland fells. Settle onto the leather sofa or rocking armchair by the gas fire, stream a favourite show on the 43" Smart TV, or make the most of the well-equipped kitchen and dining area, neatly divided by a breakfast counter.

Outside, a private paved patio sits amid fragrant, established planting, with furniture set beneath an umbrella for al fresco dining. Upstairs, a charming reading room beneath a roof window offers a further quiet corner to retreat to — perfect for rainy afternoons or unwinding after a day of exploring.

With the Yorkshire Dales and the Lake District both within easy striking distance, Corn Meadow makes an ideal springboard for adventure, while its peaceful, well-furnished interior ensures a wonderfully cosy retreat to return to. Guests also enjoy access to nearby leisure facilities with Spa and pool, adding a touch of extra indulgence to the stay.

Ground Floor:
  • Kitchen: Electric oven and hob, microwave, dishwasher, kettle, 2-slice toaster, fridge and separate freezer, full range of crockery, glassware, pots, pans and cutlery.
  • Living Area: 3-seat leather sofa, rocking armchair, 43" LG Smart TV with streaming apps – The owners provide a complimentary Netflix and BBC iPlayer account for guests to use, but guests will require their own accounts for other streaming services. Wall-mounted gas fire, DVD player with a selection of DVDs, floor-to-ceiling double-glazed windows with garden views and southwest-facing views of the fells.
  • Dining Area: Rectangular table with 4 chairs, separated from the kitchen by a breakfast counter.s
  • Garden and Patio: Paved patio surrounded by fragrant established planting, views over farmland to the Lakeland fells, garden table, umbrella and three chairs provide a perfect relaxation space.
  • Bedroom: Wood flooring, 4'6" double bed on a wooden bedframe, matching bedside tables and lamps, chest of drawers, fitted wardrobe.
  • Wet Room: Walk-in mains-plumbed shower, toilet, basin, heated towel rail (Note: property is on a septic tank).
First Floor:
  • Reading Room: Single comfy armchair beneath a roof window, selection of books.
  • Utility Cupboard: Washer/dryer combo, iron and a few spare items.
  • The upstairs mezzanine bedroom and second bathroom are locked; these areas are reserved for the owner's personal use when they stay at the property.
  • Accessibility: Corn Meadow is only suitable for the ambulant disabled. There is a small 75mm step between the access road and the approach path to the cottage, though no step at the entry threshold, and the ground floor is laid out on one level (with the exception of a step out onto the patio). The ground floor can accommodate a wheelchair, with all doors wide enough for a standard wheelchair to pass through, though larger motorised wheelchairs cannot be accommodated. Please note that the circulation space in the ground-floor bedroom and wet room does not allow for unassisted wheelchair manoeuvrability.
  • The ground floor is heated via underfloor heating set to a fixed temperature; the bedroom and reading room have wall-mounted radiators with adjustable valves.
  • Parking for one car only, in the designated parking space.
  • Pets are not permitted anywhere within The Meadows complex.
  • Bed linen and towels are provided, along with a welcome pack of tea, fresh ground coffee, sugar and biscuits; essentials such as toilet paper, dishwasher tablets, washing-up liquid, tea towels and cloths are also supplied.
  • WiFi is provided, and the mobile signal is good across all major networks.
  • Smoking, vaping and e-cigarettes are not permitted anywhere in the property.
  • No on-site EV charging is available, and charging from the property's sockets is not permitted; the nearest options are Kirkby Lonsdale's Booths supermarket car park or the slow charger in the car park opposite (parking charges apply in addition to energy costs).
Leisure Facilities:
  • Guests receive vouchers for the nearby leisure facilities, less than 5 minutes' walk from the property, which include a gym, an 18m indoor heated pool, a jacuzzi, a steam room, and a sauna.
    • 3–4 night stays include one day's access per guest;
    • 5 nights or more include two days' access per guest
  • Towels can be rented from the leisure club; additional day passes can be purchased directly from the leisure reception.
  • Neither the property owner nor the agent has any control over the availability of the leisure facilities.

About the location

Corn Meadow sits on the fringes of Kirkby Lonsdale, an exceptionally pretty market town nestled in the Lune Valley, exactly where Lancashire meets Cumbria and the Yorkshire Dales, just a stone's throw from the Lake District National Park. The town has been a favourite of artists and writers for centuries — Constable admired the Vale of Lune and Turner painted landscapes in and around the town, while the writer John Ruskin extolled Kirkby Lonsdale for its "sweet river", with the famous viewpoint that now bears his name still drawing visitors to this day.

A short drive brings guests into the town centre, where there are several public car parks to choose from. Here you'll find streets lined with 17th and 18th-century buildings and historic landmarks, including St Mary's Church, most likely built between 1093 and 1130. Nearby is the iconic three-arched Devil's Bridge, built around the 12th–13th centuries, a scheduled ancient monument and popular resting place with riverside walks perfect for picnics. Kirkby Lonsdale itself is renowned for its fantastic reputation for independent shops, cafes and restaurants, making it an ideal spot for a leisurely browse or a well-earned bite to eat.
