Dow Crag House is a stunning three-bedroom holiday home less than a mile from the picturesque village of Coniston. The extensive two-storey detached house benefits from an elevated hill-top position, ideal for viewing Coniston Water, the Coniston Fells and Grizedale Forest. The house was designed with views in mind having wrap-around windows on the ground floor and large windows in the bedrooms.

The ground floor is wonderfully-spacious, with a large open-plan kitchen and a dining area - perfect for the family or friends to gather and discuss the day's activities. French patio doors open from the dining area to the steps and the garden. Also on the ground floor, accessed from the kitchen or the main hallway, is the living room with two large comfy sofas, two armchairs, a Sony Smart TV, and a lovely wood-burning fire. Another exit door leads to the small patio and further onto the garden. For the kids (or an escape for the grown-up kids) is the cosy snug with a two-seat sofa and another Sony Smart TV.

Not that you'll want to do any washing while on holiday - right? But if you need to, there is a utility room with a washing machine and a tumble dryer, which also doubles up as the boot room where you can store your walking gear and shoes, easily accessible from the side entrance of the property. Off the utility room is a handy WC with a toilet and basin.

Upstairs, via 14 carpeted stairs with a secure handrail, are the three lovely bedrooms; the main bedroom, with a king-size double bed, is enormous and offers a luxury en suite bathroom with a bath and a separate shower, toilet and basin. The dual-aspect windows make the most of the view of Coniston Water, the garden, and the fells beyond. Both the second and third bedrooms, one of which is en suite with a shower, toilet and basin, have King-size double beds, which can be made up as twin beds on request. The house bathroom comprises a bath with an electric shower, toilet, and basin.

Finally, outside, to the rear of the house, is the sloped lawn garden with established plants and trees, a shallow stream & pond and the paved patio area with outside tables and chairs and a brick-built BBQ area - perfect for a summer's BBQ! To the front of the house is the gravel parking area for up to two cars.

  • Living Room - Spacious room surrounded by a wall of windows to maximise views of the garden and Coniston Water. Two three-seat sofas, two arms chairs, a wood burning fire, a 55" Sony Freeview Smart TV, plus a Blu-ray DVD player. Door leading to the garden and patio.
  • Snug / TV Room - Two-seat sofa, 43" Sony Freeview Smart TV, plus a DVD Player.
  • Utility / Boot Room - Access via the rear door into the property. Washing machine, tumble drier and chest freezer.
  • WC - Toilet and basin.
First Floor: (14 carpeted stairs with secure handrail)
  • Bedroom 1 - Super king-size double bed, bedside tables with lamps and an alarm clock, dressing table, hairdryer, and fitted wardrobes.   • Bedroom 3 - King-size Zip & Link bed; can be a double or a twin, bedside tables with lamps and an alarm clock, wardrobe with a hairdryer.
  • Family Bathroom - Bath with electric shower over, heated towel rail, toilet and basin.
Outside:
  • Pretty lawn garden with established plants and trees, a shallow pond, and a large patio with garden furniture and a brick-built BBQ area.
  • Second smaller patio with bistro table and chairs - lovely views of Coniston Water.
  • Private parking for two cars.
  • Bed linen and towels are provided for guests, plus a small supply of tea, coffee and sugar; three tea towels; hand towels for the kitchen and downstairs WC; bin bags, dishwasher tablets and washing up liquid; a dishcloth, scourer and kitchen roll, and toilet paper. 
  • A Starter supply of wood, kindling and firelighters are provided in the cooler months for the wood-burning fire in the living room.
  • There is a selection of board games, books and DVDs for rainy days. Both TVs are Smart TVs with streaming apps *Own account required.
  • Children are welcome. However, we do not recommend this property for infants due to the different levels, steps and the pond in the garden. Therefore neither a travel cot nor a high chair are available.
  • Central heating is throughout the house.
  • One dog is welcome.
  • EV Charging is not permitted.
  • Short breaks are not available at this property.
  • A £200 Security/Damage Deposit is required with your balance payment.
  • This property is decorated at Christmas, including a small tree.
Coniston

About the location

Coniston is situated in the southern region of the Lake District National Park and is famously known for Donald Campbell's water speed record attempt in 'Bluebird' and also for its part in Arthur Ransome's Swallows and Amazons, with Peel Island being the setting for the 'Wild Cat Island' featured in the story.

The convenient location makes it an ideal base from which to explore the wider Lake District National Park, and nearby towns and villages, including Hawkshead, Near Sawrey (Beatrix Potter's Hill Top Farm), Ambleside, Bowness and Grasmere, as well as the coastal towns of Haverigg and Silecroft with miles of beaches.

Coniston is popular with visitors year-round mainly due to the friendly locals and spectacular scenery, but also the great choice of shops, including a grocer, bakery and butcher; five great pubs, including The Ship Inn (0.4 miles) and the Black Bull (0.9 miles), home to Coniston Brewing Company, The Yewdale, The Crown and The Sun; Cafes including The BlueBird and Herdwick (dog-friendly); and the variety of activities in the area.

Naturally, Coniston Old Man, Dow Crag and Wetherlam draw in the walkers and climbers, but there are also mountain biking routes and low-level trails to explore. For the more adventurists, you can choose from two local Adventure Companies, and both offer gorge scrambling, canyoning and climbing and proper kayaking/canoeing trips.

If you don't mind the cold water, Coniston Water is famous for wild swimming, dinghy sailing, and canoeing. You can hire motor boats, rowing boats, kayaks, and paddle boards from the Coniston Boating Centre. Those preferring the warmer option can enjoy a leisurely cruise on the beautiful steam yacht 'Gondola' or visit Brantwood, the former home of John Ruskin.

Coniston is accessible by public transport - The 505 bus service links Coniston to Windermere for Windermere Train Station, stopping at Ambleside, Waterhead Pier (Windermere Cruises) and Brockhole Visitors Centre. From Windermere is a short downhill stroll to Bowness-on-Windemere and the Lakeside Piers.
