We are very lucky to have Fellbeck in our portfolio. It is rare to find a property that ticks so many boxes for families or adult groups looking for a spacious, stylish detached property with all rooms set on one level and surrounded by a delightful garden and amazing views. Fellbeck is looked after with meticulous care by the owners and your comfort is guaranteed in this sleek and light filled property.

Upon entering you will be struck by the beautiful presentation of the property. Everything has been carefully considered, and you will feel instantly assured you are in for a treat stay. The kitchen / dining area is a masterclass of modern styling and great ergonomics - whether a quick snack or full-blown family meal, everything you need is here, and the dining table is perfectly placed for service from the chef. When it's time to relax, the lounge has so much space, and a wonderful woodburner to boot. Let's not forget the views from the lounge and kitchen- from both areas there's an uninterrupted view to the top of Hampsfell (a relatively easy ramble from the house and with great views from the top). A good sized smart TV awaits for an evening's entertainment, and three leather sofas are perfect for all to sit in comfort.

The light and airy bedrooms have a fresh feel and beds are topped with high quality crisp linens. Excellent mattresses and plenty of storage is provided, and with two of the three bedrooms having en suite facilities (+ a house bathroom) so there will be no queues for a shower! The house bathroom has a bath as well as a shower, in case your exertions mean a well-earned soak is what is needed.

Outside, the attention to detail continues, with a lovely wrap-around garden which has a good sized patio area with wooden table and chairs for 6. There is a lawned area and plenty of border planting -please note the stone wall border of the garden is quite low, so the garden can't be described as 'dog secure'. One dog is welcome to stay at a cost of £25 - one dog only is the policy here and no dogs under 6 months old please. Parking will be no problem as there is off-road parking right outside the property for three cars. A stay in Cartmel village gives you plenty of opportunities for indulgence (so many great places to eat out), sightseeing in the Lake District, or outdoor activities - there's lots of easy walking locally in the lush and peaceful countryside.

Exterior:
  • Parking - gated off-road parking at the front of the property for up to 3 cars - two cars will need to park one behind the other.
  • Wrap around lawned garden with an area of paved patio. There is a large table and seating for six on the patio area.
  • Nest doorbell.
  • Low perimeter stone wall - not secure for dogs.
  • Fellbeck welcomes a maximum of six adults or four adults and two children, (cot and highchair available) as well as one dog (no dogs under 6 months old please). Note, the firm policy is to allow one dog only. £25 for a dog.
  • Please note that dogs must not be left unattended in the property at any time or permitted on the furniture (including beds). You must also please remove and properly dispose of all dog waste. An extra charge may be levied if dogs cause any damage or there is a need for additional cleaning.
  • Bed linen, towels, essentials, and all heat and power are provided.
  • Stag, hen or similar events or parties are not permitted.
  • Google Nest thermostat heating.
  • A travel cot and a high chair are available upon request. The travel cot will require guests to provide their own mattress as it has a hard base.
  • Fireguard available for the woodburner located in the store cupboard in the hallway. First night's supply of logs supplied. Further supplies of logs can be bought in the village shop, which is a five-minute walk away.
  • The house has been recently refurbished, refitted, and decorated to a high standard. A professional fire risk assessment has been undertaken, and all recommended actions have been completed.
  • There are multiple fire exit routes via the French doors in the lounge and kitchen, and the front door. Due to the layout, bedroom windows are designated escape windows in the event of a fire.
  • Changeover Days are Monday or Friday.
  • Charging of electric vehicles, scooters or ebikes is strictly forbidden for safety reasons.
