Inside, there’s ample room for up to eight guests across four comfortable bedrooms. Ground Floor:
  • Kitchen: Bosch electric oven and hob, dishwasher, washing machine, fridge and separate freezer, toaster, kettle, microwave; fully equipped with kitchen equipment, utensils and cupboard space.
  • Dining Room: Dining table with 8 chairs, door to the side garden, decorative fireplace. Two armchairs provide a comfortable spot to relax while enjoying the far reaching views over the beck and fells beyond.
  • Living Room: Three-seater sofa, five armchairs. Smart 42-inch television with Freeview and streaming apps (guests will need to log in using their own accounts). A working open fire set in the original brick fireplace. Corner cupboard with board games. Patio doors lead to the outside patio and the south-facing garden overlooking the beck, golf course and fells beyond.
  • Bedroom 1: King-size bed with bedside tables and lamps, chest of drawers and fitted wardrobe and a decorative fireplace. Views over the garden.
  • Bedroom 2: Compact double bedroom with a standard double bed with bedside tables, lamps, wall hooks and a corner unit. Best suited to one guest or a couple happy with a snug space. View to the front of the property.
  • Bedroom 3: Two single beds with bedside tables and lamps, a chest of drawers and a fitted wardrobe, an in-room washbasin and an armchair. Views to the side of the property.
  • Bathroom: Bath, separate shower cubicle with mains shower, washbasin, WC and heated towel rail.
  • WC: With toilet only.
  • Hall: Coat cupboard with hooks, first aid kit, vacuum cleaner. Under-stairs storage containing additional outdoor chairs.
Dormer Room:
  • Accessed via a staircase with a split-level landing.
  • Bedroom 4: Two single beds with a bedside table and bedside wall lights, a dressing table with drawers and a wardrobe. Views to the garden, golf course and fells beyond.
  • En-suite: Shower cubicle with mains shower, washbasin and toilet.
Outside:
  • Extensive lawned garden with fruit trees. Garden furniture is provided. The garden is enclosed by walls, hedges and fencing however, it is not fully dog-proof, so dogs may need supervision.
  • Private parking for up to four cars. 7 Kwh untethered EV charger.
  • Covered, unsecured bicycle storage is available in the garage.
  • Outdoor tap and hosepipe.
  • Things to note
     
  • The rental price includes bed linen, towels, utilities, complimentary Wi-Fi (26Mb/s), oven gloves, tea towels, a dishcloth and a sponge. A starter supply of logs for the open fire, dishwasher tablets, washing machine detergent, washing-up liquid, tea, coffee and sugar is also provided. Please note that these are intended to help you settle in and may not be sufficient for the duration of your stay. Milk and other perishable items are not provided. There is also good mobile phone reception.
  • One dog is welcome at an additional charge. Additional dogs may be accepted by prior arrangement and are subject to approval. Please note that the garden is not fully enclosed, so dogs should be supervised. Dogs must not be allowed on the furniture or beds, and owners are asked to clean up and dispose of all dog waste. The property is in a farming area and dogs should be kept under control around livestock.
  • Heating: The property has central heating controlled by a programmable thermostat. The heating schedule is pre-set, but guests can adjust the temperature using the hallway thermostat. Portable oil-filled radiators are also available in each bedroom if required.
  • A travel cot (bedding not provided) and high chair are available for our littlest guests. These are stored in the upstairs en-suite shower room cupboard.
  • Guests are welcome to store bicycles in the garage. Please note that this storage is unsecured.
  • Please take care in the driveway area due to uneven surfaces.
  • Smoking (including e-cigarettes and vapes) is not permitted indoors.
  • Appleby town centre is just under 2 miles from Langton Beck. Parking in much of Appleby is free, although a parking disc must be displayed. Parking discs are available free of charge from the Tourist Information Centre and many local shops.
  • EV charger: An untethered 7kW Type 2 EV charger is available at the property. Charging can be started using the Voltshare app or by scanning the QR code on the charger with your mobile phone. Charges apply.
  • A £100 Good Housekeeping Deposit will be pre-authorised on your payment card before arrival. The pre-authorisation will be released after departure, subject to the housekeeping team’s inspection of the property.

With a choice of walks leading from the gate into the beautiful surrounding countryside, Langton Beck is the perfect base for exploring the Eden Valley on foot. Cross the footbridge over Hilton Beck and you’ll find yourself on Brackenber Moor, an ancient landscape of open heath and sweeping views. Or head in the opposite direction through rolling meadows, past quiet streams and peaceful woodland, with routes leading towards Appleby, Murton and rewarding fell walks. Nearby the historic market town of Appleby-in-Westmorland offers independent shops, cafés, pubs and scenic riverside walks to explore. For more ambitious walkers, iconic routes including High Cup Nick, the Pennine Way and Wainwright’s Coast to Coast are all within easy reach.
For golf enthusiasts, Langton Beck is perfectly placed, with the fairways of Appleby Golf Club just moments away. Ranked as one of England’s Top 100 golf courses, Appleby is a distinctive inland links course offering a memorable challenge for golfers of all abilities, with its varied holes, natural character and beautiful moorland setting. The club offers excellent value with a range of green fees including a 7-day visitor package. Golfers and non-golfers alike are welcome to enjoy the friendly clubhouse for a meal or a drink, before taking the short stroll back to Langton Beck. Cyclists will love the quiet country lanes and nearby Pennine Cycleway and C2C routes. For anglers, locally available day passes make it easy to enjoy peaceful hours on the banks of the River Eden, fly fishing for trout and grayling while surrounded by some of Cumbria’s most beautiful countryside.
