We are delighted that this property has joined our portfolio - built in 2010 in a traditional style with cedar-wood cladding, Leighton Banks is a really charming, spacious detached house set at the edge of the rather magically named Cringlebarrow Woods. The house is set in the grounds of the owner's property and feels nicely private, with a good lawned space and patio to the front.

You may never have heard of the village of Yealand Redmayne, but if you have never discovered this area (within the Arnside and Silverdale Area of Outstanding Natural Beauty), you have missed a trick and will be sure to keep coming back for more. There is an endless choice of superb walks from the doorstep in the wooded limestone countryside. Cyclists will be equally spoilt for choice on the lanes nearby, or further on to the Lake District, or the Yorkshire Dales. Birders too will recognise the name 'Leighton' from the nearby, nationally famous, Leighton Moss wetland nature reserve - home to the elusive booming Bittern (if lucky you may hear bitterns, owls, and kestrels while staying here).

The property owner is a keen advocate for cycling, and there is an amazing variety of cycling-themed books, maps, and artwork. There is very easy access from the M6 (10 minutes), or railway stations at Silverdale or Carnforth (taxi service available - provided by the owner), which makes Leighton Banks ideal as a base for a relaxing or active holiday, as you prefer.

The property is approached on a private drive, set back a little way off the road and has plenty of parking space. Enter the property via the kitchen, which is well planned out, with plenty of storage and preparation space. Also, here on the ground floor, is a mini-library area with a table and chairs for a quick brew or snack. The bathroom is also on the ground floor and has a good-sized walk-in shower, basin and WC. Next to the bathroom is a great space for storing outdoor gear / muddy boots, and this area also has the unusual feature of static training bikes, and a cross trainer, which guests may use (subject to being used with care). Upstairs to the lounge and bedrooms. The lounge is really spacious with ample room for the sofas and the dining table and for a bit of fun, there's table football for you - family tournament anyone? Both bedrooms are spacious and peaceful - there's a double and a twin. There are views over the countryside from the lounge and the twin bedroom.

Outside, there is a flagged patio with outdoor furniture and a nice level lawn. Ample parking for two vehicles and two EV charging points. Behind the property, there is a gate to access Cringlebarrow Wood (joins a public footpath) and you can walk on to historic Leighton Hall as part of a lovely circular walk. The pub in the village of Yealand Redmayne (The New Inn) has recently benefited from a complete refurbishment and is a delightful country pub with upmarket food and a beer garden. Ground Floor:
  • Kitchen - plenty of workspace and storage cupboards, fridge-freezer, washing machine, dishwasher, microwave, kettle, toaster, plenty of pots, pans, crockery etc.
  • 'Breakfast' area with a small table and two chairs and a library of interesting books on cycling and motorsport themes.
  • 'Boot room' for outdoor gear. This area also has static exercise bikes with rollers (can be used if proficiency demonstrated), and a cross trainer.
  • Bathroom with a walk-in shower, heated towel rail, WC and basin.
Upstairs: 14 steps with a handrail -open-tread wooden steps.
  • Lounge with sofas, dining table, Freeview TV (not a smart TV), table football, views towards Farleton Fell.
  • Bedroom 1: Standard size (4'6") double bed with bedside tables and lamps. Wardrobe and dressing table with drawers and a mirror.
  • Bedroom 2: Two 3ft single beds with bedside table and lamps. Wardrobe and chest of drawers. Countryside views.
Outside:
  • Flagged patio with bench, table and chairs. Lawn area.
  • Undercover storage for cycles and motorcycles.
  • Two EV charger points. Costs apply for use of the EV charger - pay on site. The owner can take payment on-site.

  • Due to the layout and open-tread steps, this property is not recommended for younger children.
  • Up to two dogs are welcome at this property (£20 per dog), but please note that dogs must not be left unattended in the property or permitted on any furniture, including beds. You must also please remove and properly dispose of all dog waste.
  • Bicycles and motorcycles can be stored undercover (owner on-site will assist with any bicycle-related queries)
  • Electric bicycles, scooters, or motorbikes must not be charged at the property without the property owner's express permission.
  • The property is within the grounds of the owner's property.
  • Neither a travel cot nor a high chair are provided so please bring these items with you if required.

  • Cyclist friendly with a range of tools, workshop stand, and spare inner tubes available.
  • Welcome pack containing tea and coffee, butter/spreadable, jams and cereals and biscuits, pint of milk in the fridge and a fresh loaf in the bread bin.

About the location

The twin villages of Yealand Redmayne and Yealand Conyers are lovely, peaceful villages set amongst the rolling wooded scenery of the Arnside and Silverdale Area of Outstanding Natural Beauty. This wonderful corner of north Lancashire is often by-passed by those zipping up the M6 towards the nearby Lake District. In a way, that is a good thing because many people will be missing out on discovering this magical area. There's a wonderful network of footpaths and quiet country lanes that wind through the wooded limestone scenery to the other villages in the area - the best known of which are Arnside and Silverdale. You can visit for years and still discover new routes, which all have their charms, whatever the season. Here are some of the highlights of the area:
  • Leighton Hall - historic home in a beautiful setting which can be reached from Leighton Banks by a very pleasant woodland footpath
  • Arnside village and Arnside Knott - A ten-minute drive, or can be reached by doing a longer walk directly from Leighton Banks. Fantastic estuary-side village with cafes, gallery, great fish and chip shop, ice creams. Superb view from the top of Arnside Knott.
  • The Fairy Steps at Beetham - can you fit through the gap without touching the sides? Legend has it that if you fit through without touching the sides, the fairies will grant your wish...
  • Silverdale walks and coast - The Pepper Pot is a super walk for all the family - not too taxing a walk but a wonderful view across the bay and woodlands below. Silverdale has a butchers, Co-op, Indian restaurant / takeaway and three good pubs.
  • Levens Hall - famous for its amazing topiary gardens and also well known for the quality of the food at the award-winning 'Levens Kitchen and Bakery'.
  • Leighton Moss RPSB reserve. Leighton Moss is home to the largest reed bed in north-west England. This wetland environment provides shelter to a spectacular range of wildlife including otters, Bearded Tits, Bitterns, Marsh Harriers, Egrets and Red Deer.
The Lake District and Yorkshire Dales - both areas are easy to reach from Leighton Banks - it's around a 30-minute drive to Windermere and 40 minutes to the Western Yorkshire Dales.

Areas accessible by train. The railway from Lancaster to Barrow passes through the stations at Silverdale and Arnside. From here you can enjoy the trip 'over the sea' as you pass over the viaduct between Arnside and Grange-over-Sands en route to the historic market town of Ulverston, which is well worth a visit. Lancaster is a short train ride away, and no trip here would be complete without seeing Lancaster Castle

Cycling routes - Leighton Banks is in an excellent base from which to explore the network of quiet country lanes both locally and further afield to great destinations such as Kirkby Lonsdale, on the fringes of the Yorkshire Dales. Or why not hop on a train with your bike - you can get off in the southern Lake District and make a day of it into the central Lakes to places such as Coniston (take the train to Ulverston), Grizedale Forest (for mountain biking), or Windermere (best to take the train to Grange-over-Sands to allow access to quieter roads).

Two nuggets of local history for this area: In 2011 the third largest ever hoard of Viking silver ('The Silverdale Hoard') was found nearby. It contained over 200 pieces of silver jewellery and coins and is now on permanent display at the Jorvik Centre in York. See the treasure in this short video In years gone by, Sir Sanderson Temple QC lived at nearby Yealand Hall. He was well known for his unusual mode of transport which was a small carriage pulled by a 'Zonkey', which is a hybrid zebra/donkey! Rather charmingly, he called his unusual pet propulsion friend, 'Zonk'.
