Lilac Barn is a fabulous ground-floor barn conversion located within a private gravel courtyard on a 17th Century Farmstead. It has been recently renovated to a beautifully high standard and is an ideal base from which to explore the Lake District and Eden Valley with family or friends.

It is easy to see that Lilac Barn has been thoughtfully designed with its guests in mind, from the welcome packs for guests (including the 4-legged variety) to its stylishly seamless accessibility features. It is wheelchair accessible throughout with wide doors and low switches and has been decorated with gorgeous antiques and pieces that have been so lovingly restored.
We were blown away by how much care, consideration, and love has gone into making a stay at Lilac Barn something that everyone can enjoy.
The property opens into a fabulously cosy yet spacious open plan kitchen/living space, with a modern kitchen complete with all the mod-cons you should need during your stay, plus a washer/dryer for those longer stays and a large coat stand handy for all those layers and leads.

In the corner sits a dining table with plenty of space for 4 guests. Then into the living area where you will find two incredibly comfortable sofas that easily provide seating for 4 adults, and the beautifully luxurious curtains along with a cosy cast iron electric stove give the feeling of a lovely and warm 'country cottage' experience.

A wide hallway takes you to the two bedrooms, one of which is en-suite, both beautifully decorated with fresh sage and grey tones and adorned with complimentary decor including lovingly restored wardrobes and beds. At the end of the hallway, you will find the large wet room that has been amazingly designed to have discreet yet practical support/grab rails and a seat that blends in with the rest of the modern aesthetic of the room. The soft furnishings have been chosen carefully, with the bedding and towels from Bedeck, providing you with a real sense of style and comfort during your stay.

The Welcome to Lilac Barn Handbook provides guests with all the information they need to feel right at home, and a welcome pack is provided to guests with luxury tea bags, coffee, sugar, milk & butter, homemade jam, home baking and a loaf of bread. A welcome pack is also provided for any dogs staying with you, with a dog towel, metal dog bowl and a few treats for our four-legged visitors!

With the exception of the en-suite bathroom doorway, all doorways and hallways are a minimum of 35in / 89cm wide

  • Exterior light by the front door, and an outdoor tap for washing off boots, dogs or wheels
Ground Floor / Single level
  • Modern and accessible kitchen complete with fridge and freezer box, gas hob, electric oven with extractor unit, dishwasher, a washer/dryer with a number of appliances. Guests have use of a microwave, 2-slice toaster, digital radio, hand blender, kettle, and well-stocked cupboards including a wide range of crockery and serving dishes, mugs, wine glasses, pots and pans. Please note that the height of the work surface is not adjustable.
  • Dining space with table and chairs suitable for four people.
  • The living area has two large two-seater sofas, board games, a nest of coffee tables, a Smart 50" 4k TV, cast iron electric stove.
  • Bedroom one has been decorated with wheelchair users in mind, with plenty of space around the double bed, wardrobe (this is where you will find the ironing board and iron), set of drawers, and bedside tables
  • Bedroom two has a restored French oak double bed, large wardrobe, set of drawers and bedside table with lamp. The hairdryer is stored in the set of drawers. This bedroom has an en-suite with a loo, basin, and small heated towel rail
  • Main bathroom/wetroom with modern, versatile and discrete handrails and shower seats, efficient shower, large sink with easy use tap for those with grip/mobility issues, loo, and a shaver socket and large ladder radiator

  • Up to 2 well-behaved dogs are welcome at Lilac Barn with the one-off price of £20 - any additional dogs are to be arranged prior to booking subject to size and breed.
  • Although the property is suitable for children, no cots or highchairs are available at the property.
  • There is no private garden or outdoor space, the courtyard is shared with the other properties on the farmstead and as the courtyard is just off the A6 road, dog owners are advised to keep their dogs on leads for their own safety outside the property.
  • The entry doorway to the property is quite low, taller folk should mind their heads!
  • There is second-floor accommodation above Lilac Barn is occupied by a local resident. The owners also live on the farmstead close-by
  • Rose Barn opposite is another property that can be rented in conjunction with Lilac Barn to provide accommodation for 10. While Lilac Barn happily accepts dogs, No pets are allowed in Rose Barn under any circumstances
  • This property is decorated at Christmas, including a tree and lights.

About the location

Our Welcome Handbook and Reading Basket provide guests with our Top Ten recommended activities and a vast array of other visits and opportunities on offer locally.

There is a designated dog walk area in the village just a couple of minutes' walk from the property, and there are many walking routes in the area to suit all ages and abilities.
The popular visitor attraction, Lowther Castle, is just a 5 min drive away, as is Askham Hall and the Lakeland Birds of Prey Centre. The popular market town of Penrith, is also just a 5 min drive Northwards.

In our humble opinion, Ullswater is the most impressive of all the Cumbrian Lakes. We are so lucky that it is just a very short drive away with its Steamer boat tours, Aira Force waterfall, and stunning walks for all abilities.

The Rheged Visitors Centre on the outskirts of the Penrith just off the A66, is a favourite with visitors, providing all-weather activities and entertainment for all ages. Guests wishing to venture into the National Park can reach Keswick in 25 minutes. The Eden Valley features some beautiful hidden gems such as the picturesque villages of Morland, Crosby Ravensworth & Dufton.

The train routes from Penrith are regular and varied. However, the Settle to Carlisle railway is only 10 mins away in Langwathby. This is a great way to see some amazing views of the countryside!
