The property's recent, high-standard, renovation perfectly combines period charm with contemporary open plan living. This is the ideal base for exploring the Lake District, Eden Valley or simply taking a break from everyday life with family or a group of friends.

Enter Rose Barn and have your breath taken away by its light and bright space and decor. The open plan design makes for an ideal place for a get together of friends and families alike and there is plenty of space for everyone. The kitchen/dining space comfortably seats 6 and is perfect for a catch up around the dining table while the chef of your group cooks a tasty meal in the fabulously appointed kitchen with all the mod cons you could need during your stay, including a dishwasher of course.

To the other side of Rose Barn's open-plan layout, you will find the cosy living area with seating for everyone and a flame effect electric fire that is perfect for putting your feet up by to enjoy a relaxing evening catching up on your shows on the wall-mounted smart TV. From the living space, you will find an incredibly handy utility room with a washer and dryer, perfect for those longer stays or after those long days of exploring on foot or bike. Plastic glassware is also provided for taking a 'glass' of bubbles into the bubbles of your own hot tub outside!

There is a lovely outdoor space for the whole group to enjoy some al-fresco dining or a BBQ on a beautiful day. Inside and heading to the first floor via the U-shaped staircase, which is a gorgeous key feature of the property, onto the large landing area at the top that gives guests a magnificent view of the large barn window and an opportunity to reflect on the property’s historical function.

The Welcome to Rose Barn Handbook provides guests with all the information they need to feel right at home, and a welcome pack is provided to guests with luxury tea bags, coffee, sugar, milk & butter, homemade jam, home baking and a loaf of bread.

The three comfortable bedrooms provide a great night's sleep and have been decorated with style and care, with Velux style windows flooding the rooms with light. The bathroom has a modern suite that provides all you could need for a pamper and a soak after a day's adventure, the soft furnishings have been chosen carefully, with the bedding and towels from Bedeck, providing you with a real sense of style and comfort during your stay.

  • The living area has a wall-mounted 43'' Smart TV, a three-seater sofa, two large armchairs, and a large matching leather footrest, modern flame effect electric fire and warm country tartan curtains
  • Cloakroom and Utility area with a washing machine and separate condenser tumble dryer, cleaning cupboard for guests to access, where you will also find a sun parasol, iron and ironing board, cordless vacuum cleaner and also a free large, party size barbecue alongside cooking tools and plastic glassware for use outside

First Floor
  • Main bathroom with both a bath with shower over, heated towel rail, loo and basin.
  • The double bedroom contains a bedside table, a large set of 4 drawers and several clothes hanging hooks.
  • Single / Twin Room with a single bed and an optional pull-out trundle bed (this can be kept at a low height for young children or raised onto legs to the same height as the single), a corner wardrobe, a bedside table and a mirror.
  • Master Bedroom contains a king-sized bed, built-in wardrobe, freestanding dressing table with mirror, two bedside tables with USB charge station, and two chairs. The single trundle bed can also be placed in this bedroom to make a family bedroom for three.
  • Though the property is suitable for children, no cots or highchairs are available at the property
  • The courtyard is shared with the other properties on the farmstead, the owners also live on the farmstead next door. The shed and front picnic bench is for guests of Lilac Barn, not Rose Barn.
  • No pets are allowed at Rose Barn under any circumstances
  • Lilac Barn is opposite and is a wheelchair accessible property that can be rented in conjunction with Rose Barn to provide accommodation for 10.
  • This property is decorated at Christmas, including a tree and lights.
  • There is one trundle bed available, which can be placed in the single bedroom, or the Master Bedroom. This property sleeps a maximum of 6 guests.

About the location

Our Welcome Handbook and Reading Basket provide guests with our Top Ten recommended activities and a vast array of other visits and opportunities on offer locally.

There are many walking routes in the area to suit all ages and abilities.
The popular visitor attraction, Lowther Castle, is just a 5 min drive away, as is Askham Hall and the Lakeland Birds of Prey Centre. The popular market town of Penrith, is also just a 5 min drive Northwards.

In our humble opinion, Ullswater is the most impressive of all the Cumbrian Lakes. We are so lucky that it is just a very short drive away with its Steamer boat tours, Aira Force waterfall, and stunning walks for all abilities.

The Rheged Visitors Centre on the outskirts of the Penrith just off the A66, is a favourite with visitors, providing all-weather activities and entertainment for all ages. Guests wishing to venture into the National Park can reach Keswick in 25 minutes. The Eden Valley features some beautiful hidden gems such as the picturesque villages of Morland, Crosby Ravensworth & Dufton.

The train routes from Penrith are regular and varied. However, the Settle to Carlisle railway is only 10 mins away in Langwathby. This is a great way to see some amazing views of the countryside!
